BEACHFRONT VILLA PORTO TAVERNA for sale is a huge lot in the first row to the sea right in the center of the Gulf of Tavolara, with a property extension of 4,580 square meters.
One of the rare building plots directly on the sea left in Sardinia, following the introduction of the Regional Landscape Plan which eliminates the building possibilities along the coast, in the protected area of 300 meters from the shore line.
The lot has a private driveway that distances it from the connecting road with Cala Girgolu on the arrival side, while the other three sides border on the large beach of Aldia Bianca, with the small private beach and with land dune not buildable.
On the lot, the construction of a villa with a commercial area of 728.00 square meters was approved in 2015. The project has not been carried out but a new and more advantageous concession can easily be obtained.
Currently the Municipality of Loriri Porto San Paolo has adopted a new urban planning tool, PUC, which has increased the building indexes. The new urban planning tool is already adopted and awaiting the last step of consistency verification in the Region (scheduled for the end of July).
The old Construction Plan provided for this lot: – of the 4,579 square meters of land:
-> 830.00 sq.m. it was in the non-building Zone H
-> 3749.00 was in zone B2 with an index of 0.3 m³ / m2.
For a total of 1,124.70 cubic meters.
There was also a restriction of non-building within 50 meters from the shoreline that in the project approved and illustrated below, had been waived through the so-called “House Plan” rule.
The new PUC includes:
– all 4,579 sq m in Zone B2.64 (building sector) with an index of 0.4 m³ / sq m. For a total of 1,831.60 cubic meters.
The limit of the distance from the sea is no longer foreseen.
Currently, until the definitive adoption of the PUC, both urban planning instruments are valid with the application of the safeguard rules, that is, with the use of the more restrictive of the two rules.
At the moment there is only one building on the lot, with a built volume of 263.10 cubic meters.
Below is the standard project approved with the old legislation, in order to show the possibility of obtaining the approval of a modern and design project and to have a representation of what has been achieved with the use of 1,162.00 cubic meters. of volumetric potential, in consideration of the new opportunity to create about 1,830.00 with the use of the new legislation that will come into force shortly.
It was a demolition and reconstruction project with Piano Casa, with a concession in July 2015, to be completed within three years.
The project involved the demolition of the existing buildings and the replacement of the same with a single residence building, in the first row to the sea, with direct access to the main beach and to the small, more private beach in front (alternatively accessible only by sea).
The project involved the construction of a building extending over a commercial area of 728 square meters. and developed on two floors above ground and an underground portion, with the following surfaces:
– Ground floor: 326 sqm. covered;
– First floor: 99 sqm. covered;
– Underground cellar: 57.50 square meters. internal profits.
In addition to verandas and uncovered terraces as follows:
– Ground floor: veranda 141 sqm. + terrace 181 sqm;
– First floor: veranda 112 sqm. + panoramic terrace 265 sqm.
The construction of a 4 m wide rectangular swimming pool on the seafront was also approved. developed over a length of 12 meters and designed with an overflow towards the sea and positioning at a height suitable for creating the infinity effect.
